A split level home is one where there are some short internal stairs linking different zones, however there is no complete floor level sitting on top of another. Split level homes are ideal for sloped land as they require less excavation and allow for ideal indoor-outdoor flow.

Is it cheaper to build a split level home?

Excavating a sloping block and building retaining walls in order to build a single or double storey home is very expensive. So, if you’re looking to build on a sloping block of land, a split level home will be the most affordable option.

What are the different styles of split-level homes?

Split level homes vary according to the direction of slope on the block they’ll be built on. In a ‘side split’ home, it’s common to have living space situated above a garage that’s been built on the lower side of a sideways sloping block. A ‘back split’ home is one where the land slopes away at the back, resulting in a single storey at the front but two storeys on the back. 

Is it easy to renovate a split level home?

Split levels are created in response to the slope of the land, meaning there’s less scope for radically altering the floor plan in a major renovation. However, when thinking about minor renovations, split level homes are no different to renovate than single or double storey homes.
